The undeground beckons - safety from environment, extreme weather, crime, state repression and monitoring. Very few zoning regulations, and easy access to another room, probably at a more affordable price. Ok, this scenario wouldn't work much where I live, with most of the country submerged under sea levels - but then again, if the sea would rize and we'd have to relinquish half the place to flood planes, the higher parts would need an awful lot of extra space. And over here land cost and zoning regulations and taxes amount to over 75% of the price of a house.

I see a list of pressures driving real estate development underground. Open-source housing - want an extra cellar? Excavate it. Use automated micro-excavatars and nanoid based building materials. With swarms of automated tools building underground cities would move very fast and the rising pressure exerted by the state would open up a lot of underground activity.
